How to seal concrete
The sealer protects the concrete from the elements and makes it easier to clean up de-icing salts, oil or grease. But you must do it well. Follow these step-by-step instructions for the complete program.

What is sealant and when should it be used?
Concrete sealant is a protective barrier that extends the life of concrete and makes cleaning easier. If your concrete is new, you should allow it to dry. Wait at least one month before applying the sealer. Check the weather before using it. The sealer must be applied in dry conditions as it will not adhere to wet concrete. Temperatures must also remain above 50 degrees Fahrenheit during application and drying, which can take up to three days.

Clean the concrete
Step 1: Clean the surface
First, sweep the entire surface of garbage and dirt completely.
Step 2: Deep cleaning
Remove any grease, oil, mastic or paint. Choose your cleaner based on the stains you have. For example, a degreaser is used to remove grease or oil. If you have laid carpet or tiles, the remaining mastic must be removed. Use a putty knife and a stiff brush as much as you can, and then use a citrus cleaner like orange blossom to remove the mastic.

Be sure to wear protective clothing, gloves, and goggles as specified by the chemical manufacturer.

Use a 1-inch roller or airless paint sprayer to evenly spread a thick layer of stripper over the concrete. Product times vary, so read the manufacturer’s instructions to determine how long it should sit on the concrete before removing.
Step 3: Scratch the surface
You should see bubbles or wrinkled areas forming on top. Use a long-handled scraper to remove the sludge and discard it. Contact your local waste center for the correct waste disposal method in your area.
Step 4: Clean and dry
Wash the floor with trisodium phosphate (TSP) and water. Then collect the remaining water with a shop vacuum cleaner. Allow the new concrete floor to dry for at least 24 hours before using it.
